Most people do not decide to never clean their gutters. They just do not think about them until something goes wrong. Here is what that looks like on a typical Florida house, roughly in the order it happens.
The First Few Months: Gutters Backing Up
Leaves and needles collect at the downspout outlet first. Within a season the outlet is partly blocked, and the gutter starts backing up in heavy rain. You will see it as water sheeting over one corner, usually near the downspout, while the rest of the gutter looks fine.
A gutter backing up is the first warning, and it is the cheapest point to fix it. At this stage it is a normal cleaning and nothing more.
Six Months to a Year: Standing Water and Mosquitoes
Once the debris layer is thick enough, the gutter holds water between storms. In Florida that is a mosquito nursery bolted to your eaves for most of the year. The debris starts to break down into something like potting soil, and it gets heavy, especially when it is soaked.
Dark stripes start showing on the outside of the gutter where water has been running over the lip. Those streaks are a sign of repeated overflow, not just dirt.
One to Two Years: Plants, Sagging and Fascia Rot
Seeds land in that soil and grow. We pull seedlings and small trees out of Florida gutters every month, roots and all. A wet gutter full of soil and roots weighs a lot, and the hangers start to give. The run sags, the water collects in the low spot, and the problem speeds up.
Behind the gutter is the fascia board. When the gutter overflows over and over, water runs down the back of the gutter onto the fascia and soaks it. In our humidity, soft wood can start rotting within a couple of years. Once the fascia is soft, the gutter fasteners have nothing solid to hold, and sections start pulling away.
Fascia board repair is carpentry, not gutter cleaning. In Jacksonville it can run from a few hundred dollars for a short section to well over a thousand for long runs, before the gutter goes back up. If you are already planning fascia repair, fix the gutters at the same time or the new wood will rot too.
What Gutter Overflow Does at Ground Level
Water that should leave through the downspouts lands at the base of the wall instead. On Florida slab homes, that means:
- Sandy soil washing away at the slab edge, leaving gaps and settling
- Stucco and siding staying wet, growing mildew and staining
- Water splashing onto doors and windows, then working past the seals
- Beds and walkways eroding in a line under the gutter
- Damp wood and soil near the house, which attracts termites
Inside, the first sign is often a stain on the ceiling near an outside wall, or swollen trim around a door. By then the water has been finding its way in for a while.
Three Years and Beyond: Bigger Repairs
Left long enough, the repairs stack up: rotted fascia and soffit, gutters that need replacing because the hangers tore out, roof edge and drip edge damage, and sometimes interior drywall and flooring. Each of these is many times the cost of the cleanings that would have prevented it.
Gutters and Water Damage Insurance
Homeowners policies generally separate sudden damage, like a storm, from damage caused by long-term neglect. If water damage is traced back to gutters that were never maintained, the claim can get complicated. Every policy is different, so check yours, but dated photos showing your gutters were cleaned regularly help show the house was maintained.
How to Prevent Gutter Water Damage
- Clean the gutters at least twice a year, and three to four times under heavy oak or pine. Our how often to clean gutters guide has the schedule.
- Test the downspouts, not just the trough. Run a hose in from the top and watch the bottom.
- Point downspouts a few feet away from the foundation with extensions or splash blocks.
- Fix loose hangers and leaking seams early, while they are small jobs.
- Learn the signs your gutters need cleaning so you catch problems from the ground.
Doing It Yourself vs. Hiring Gutter Cleaners
Regular maintenance does not have to mean hiring someone. On a single-story house, a homeowner with a sturdy ladder and a helper can keep up with it. Pull wet debris out by hand instead of blowing it, keep aluminum ladders well away from the power line to the house, and finish by running a hose down every downspout.
For two-story homes, tile roofs, or gutters that have gone years without attention, gutter cleaning services are usually worth it. Get multiple quotes, ask whether each one includes flushing the downspouts and hauling the debris away, confirm the company is insured, and read customer reviews for comments about cleanup and photos. Under heavy pine needles or palm fronds, ask about a schedule, not just a single visit.
