Inland, it is all about the canopy. Live oaks, laurel oaks and water oaks shade most older streets from Ortega and Avondale to Mandarin and St. Augustine. Live oaks do not drop in the fall like northern trees. They push out old leaves and drop pollen tassels in March and April, all at once, and that is when our phones ring the most.
On the coast it is salt. From Amelia Island down through the Jacksonville beaches, Ponte Vedra and St. Augustine Beach, salt air chews through screws, rivets and downspout straps. Fall and winter nor'easters push it even further inland. A house on the Intracoastal and a house in Oakleaf do not need the same plan, so we set visit count and what we inspect by where you actually live.
Two Different Gutter Problems in One Region
Under the oaks
Riverside, Avondale, San Marco, Ortega, Mandarin, Arlington and old St. Augustine. Big trees, older homes, often wood fascia. The spring tassel drop turns into a brown sludge that sets like mortar in the outlet. Spanish moss, acorns and twigs add to it all year. These homes usually need three or four visits a year, and we pay close attention to soft fascia where water has been running behind the gutter.
Near the water
Fernandina Beach, Atlantic Beach, Neptune Beach, Jacksonville Beach, Ponte Vedra and St. Augustine Beach. Fewer big trees, more wind and salt. Sand and palm litter blow into the trough. The bigger problem is hardware. Rusted screws, white-crusted aluminum and loose straps. Two visits a year is often enough for debris, but every visit includes a fastener check.
Newer areas like Nocatee, Oakleaf, Fleming Island and the St. Johns County subdivisions off County Road 210 sit somewhere in between: younger trees, lots of pines along the edges, mostly two-story homes. Our hurricane-season prep list covers what we check on all of them before June.

How We Clean in Northeast Florida
This is where we started, and it shows in the details.
Tassel mud scraped out
Wet oak tassels and moss set into a paste that a blower cannot lift. We scrape it out down to the metal and bag it, so it does not end up in your flower beds or your neighbor's pool.
Elbows cleared, not just the trough
The clog usually sits in the first bend. We run water through every downspout on the house and clear it until the water comes out the bottom at full flow.
Coast or canopy, we check the right thing
Near the beaches we focus on rusted screws and straps. Under the oaks we focus on fascia and slope. You get photos of both, before and after.
Storms, the River and Low Ground
Northeast Florida gets fewer direct hurricane landfalls than South Florida, but it still takes hits. Matthew ran up the coast in 2016, and Irma in 2017 pushed the St. Johns River into record flooding in downtown Jacksonville, San Marco and Riverside. Summer afternoon storms here can drop a couple of inches in an hour.
Where a lot of homes sit on flat, low ground near creeks and the river, where gutter water ends up matters as much as whether it leaves the roof. A downspout that dumps against the slab on a flat lot adds to standing water around the house. We check that every downspout has an elbow and extension pointing away from the foundation.
Gutter Season in Northeast Florida, Start to Finish
March to April, tassel drop
The busiest weeks of our year. Live oaks shed old leaves and pollen tassels as new leaves come in. Clean when the drop is mostly done, not before.
May, last call before the storms
Get the oak debris out before hurricane season opens June 1. A clean system going into summer beats one cleaned in July.
June to October, storms and acorns
Afternoon thunderstorms most days, named storms on top. Oaks start dropping acorns late in the summer. A check after any storm is worth it.
November to February, nor'easter season
Coastal wind blows sand and leaves into gutters at the beaches. Inland it is the quiet stretch, good for fascia repairs before spring.
Northeast Florida Gutter Cleaning Prices
These are our home-market prices. One-story homes are $99 to $179. Two-story homes are $149 to $279. Big houses with long runs or tricky rooflines, common along the river in Ortega and San Marco, run $229 to $349+. Guards add $40 to $120 to pull and reset. A single blocked downspout on its own is $75 to $140. We quote it on the phone, and that is what you pay.

How often should Northeast Florida homes clean their gutters?
Two to four times a year, depending on trees. Homes under live oaks in Mandarin, San Marco or St. Augustine usually need three or four visits. Homes with lighter canopy in Nocatee or Palm Coast often do fine with two.
Does hurricane season affect Northeast Florida differently than the rest of the state?
The dates are the same statewide, June 1 to November 30. The difference here is that the live oak drop starts the clog season in March, months before the first named storm.

If I have gutter guards in Northeast Florida, do I still need gutter cleaning?
Yes, though usually less often. Guards stop whole oak leaves, but live oak tassels, pine needles and blown sand still work their way in or pile up on top.
In spring, tassels land on the mesh as wet debris and dry into a mat that sheds rain over the front edge, so a guarded gutter can overflow while the trough under it is half empty, and the water damage shows up on soffits and door frames first. Near the beaches, sand settles under the panels and holds moisture against the metal. Coastal guards also hang on screws, and those corrode the same way the rest of the gutter hardware does, so a panel can lift loose in the first nor'easter.
We do not sell or install guards. We take them off, clean the trough and outlets underneath, check the screws, and fasten the panels back down, keeping the ladder off the mesh so it does not bend. More on that in whether guards earn their cost here. Under heavy oak canopy, plan on guard maintenance at least once a year, right after the spring drop. On the coast, have the fasteners looked at on every visit.
